What Outdoor Maintenance Covers on a Tropical Property

On a tropical property, the garden, the gutters, the vegetation, and the roof do not operate independently. What happens to one affects the others. Regular outdoor maintenance addresses the whole, not just the part that is most visible.

Why the Jungle Doesn't Wait

Costa Rica's vegetation grows on its own schedule, and it does not slow down between owner visits. Two or three months of low season is enough for branches to reach over the roof, vines to work into wall joints, and ground cover to swallow a pathway. In a temperate climate, that kind of overgrowth might take a year. Here, it takes weeks.

Regular jungle clearing keeps the property accessible and prevents vegetation from getting close enough to cause structural damage. Once roots start pushing against a retaining wall or a branch starts rubbing the roof surface, the cost of fixing it is higher than the cost of trimming it.

The Gutter and Roof Problem Nobody Talks About

Leaf litter builds up in gutters throughout the year. Before the rainy season, that buildup is dense. When the rains arrive in May and June, they arrive in volume: hours of sustained rainfall that can drop several inches in a single afternoon.

A blocked gutter cannot drain that volume. Water backs up, the weight of saturated debris increases, and in the worst cases, the gutter tears away from the fascia board. That exposes the roof edge to moisture, and a fascia repair on a tropical property is far more involved than a gutter clean ever was.
